Two days ago one of Nathanael's classmates (was in his photography class) was shot dead.

Is this insane?

He got into a fight with a boy from Avondale over girls (the official story).

He was from Galbraith Pointe. Notorious gang place. It would have been better had they never built Galbraith Pointe. It's one reason F-town has gone south.

Not long after, I saw a news story about Lakota schools. Lakota is the place where everyone who's anyone is moving to get their kids to school there. It is burgeoning so quickly they had to divide the high school into two and construct a new building for half the kids. I always thought it was a mess, though. Honestly, despite the reputation. I worked there for about 3 weeks once years ago and Steve worked there for 2 years.
Anyway on the bus the other day two boys assaulted and actually raped another. I don't know how. But now how on a school bus can things get so out of control?!

I want to get the frack out of Finneytown but I sure don't want to live in the Lakota school district.
Imagine putting your kid on a bus and he is raped. Unreal.
Imagine your football/basketball star kid, 16 years old, getting shot. Unreal.

I want to leave.

Help us out of here!

We're gearing up. Have to get Steve out of inertia enough to fix the house up to sell. Most of the work is done but the backporch and some walls need work.

HELP. PLEASE. I don't even want my kids outside anymore.

well, it sounds like you're finally realizing what I've been telling you for the past several years. It's tough to admit that where you live isn't even satifactory at best. The writing is all over the walls... it's time to go! I know you hate taking Nate out of his school for his senior year, but he'll be fine, and Micah obviously needs to get out of that district. You and Steve need to come up to my house some weekend and we can search the Multiple Listing Service for a house.

I've been searching web sites.

Nathanael can still finish sr. year there even if we leave the district. He does have a good group of friends and for his record it would be best for him to be there sr. year despite all else going on.

Don't want to go to West Chester but Mason might be OK. However, I'm actually looking at places around Millville, etc. But rural. Not so near Fernald.

When we moved there, there was barely any Galbraith Pointe. It's become a blight on the whole area by now. Much bigger and attracts gangs. Heck they probably have their own gang by now, Galbraith Pointe Baybay kids or something. But hey the houses in my 'hood are still selling for at least something, so for now nobody else has found out how much this place sux.

The only way you can make that cracker box sellable is to move out first. You guys have some serious storage space issues. I know your mortgage payment is about equivalent to a car payment, or in ohter words, not much. Just buy a house move in and then sell. If this doesn't sound good then just sell it as is and settle for less. Your not going to get a premium price unless 75% of your junk is out of there. You can swing two mortgages.

Dave has a good point. That house can never be fixed up while you are living there, it's simply too small. Buy another place, and do some minor repairs like cleaning and paint, that's all. That house has too many issues to address and trying would eat-up a lot of time and money and yield very little net gain when you sell it.

I've already moved some of my stuff out. Working on more.

The kids have junk issues and so does Steve. I am not a junk person. I hate it. I argue with Steve a lot about at least just putting the junk elsewhere. But you know how arguing with him goes. I just have to do it myself. I can get 75% of the junk outta there before selling and still live there. But I can't buy before I sell that one. Need to roll over the equity. If I had to I'd rent an apt. Other houses have sold OK so at least no one else knows how much F-town sux. OK well they do but let me sell know before the secret is too widespread.

Steve is dragging his feet but what else is new. I will have to keep on flying this plane myself. He wants to move out but isn't taking steps to do it very quickly. Remember, it's going to be a few months at least because of Nathanael's school issue.

Tracy is fine, a little heart broken, be she's okay. about selling your house, there are ways around selling your own house first in order to buy a new place due to the equity situation. call me and I can help you with all of it. clearly you really don't know your options as far as financing goes.

Just sell it. Don't worry about the equity. You can fix that later. Buy a new place now. Then sell you old place. Then refinance with your equity. People do this all the time. You wouldn't even have to refinance. When you buy a new place get a 15yr. loan or whatever then when you sell and have equity, just send in a lump sum payment, There is no prepayment penalty on mortgages. The end result will be the same, either of the three routes you choose. Dan can help you prequalify for a mortgage. I KNOW you and this is the ONLY way you are ever gonna get this done. It really is the easiest way, you won't be in a hurry. If you get OUT of there you can make it presentable, if you don't it won't be. You'll get a better price this way I think. An empty house with no mess or anything will sell faster and at a higher price.

Guys,
Please hound and nag Steve to get off his duff and get on board with me re looking for a house.
We're debt-free except a little on my car.
The ONLY thing we are having to work out logistically is Nathanael's sr. year. That is why we may yet wait a few months.
You may not understand that for his college record, class standing, applications, etc., it really is better to finish at F-town rather than transfer even if the next high school is better. He is the only one in the class who will be qualified to be a national merit scholar and I don't want to rock the boat or do ANYTHING to mess that up. He has worked too hard and next year he is taking five weighted courses. The transition between going between two difficult prep programs in two high schools would be a heck of a burden, because the programs in any two schools are not the same. If he were not vying for some extremely prestigious scholarships, this wouldn't be as much of an issue.
I'm not a junk person and maybe you realized it when Steve was gone...but wherever you find JUNK, you will find Steve in it. Now Micah and Nathanael are junk people too although Micah's got "organized junk". I hate it, hate it, hate it. Do you want it?
Buying a new house and selling the old one afterwards, well, I've literally had nightmares about doing that, but it may be something we can do.
I have been looking at houses both online and going to open houses. so you know I am serious. Did some research on schools and ruled out several. My best choices now are Sycamore, Montgomery, Sharonville, maybe Fairfield. I like Mason but it's far. I also like Oak Hills, Madeira, and Mariemont.

ok i so need to talk to Dan about the equity thing if he has the time will you pass on my request please and ask him if he would be willing to chat with me we are in some deep poop as you know....:)

another thing i am also very thankful you are thinking of getting out of the hell hole you have called home way too long.

there are two houses for sale on my street Nate can get his license and drive to school ;) Ok they are the size of this one which is a little smaller than your house now but hey housing market here in town is bust due to over building of new apartments and condos via the loving institution of Miami university. so the cool ones are going "cheap" well relatively speaking anyway!
